Overview:

A private homeowner in Cherry Hills Village commissioned a full luxury estate build — pool, cabana, professional sports court, and all supporting civil infrastructure. CJB's Excavation was brought in to handle everything below grade: mass grading, utilities, drainage, and subgrade preparation across the entire property.

Challenge:

The scope was broad and technically layered. The geotechnical engineer's soils report required a 12-inch over-excavation beneath the sports court, with Class 6 road base installed in two compacted lifts — each tested before proceeding. Meanwhile, the team had to install a full sanitary sewer service line from the house to the district main, a separate cabana tie-in, storm drainage piping from multiple roof and deck surfaces, water lines for the pool and cabana, and two detention ponds — all while coordinating around multiple active trades on site. The homeowner also wanted existing trees and landscaping preserved wherever possible, requiring real-time plan adjustments.

Solution:

CJB's Excavation managed the full civil scope from the ground up. Sub-grade for the sports court was excavated, re-engineered with Class 6 base in two lifts, and passed all compaction tests. A new sanitary sewer service line was installed from the house to the Cherry Hills Village Sanitation District main — tapped, inspected, and approved — with the cabana line tied in and four two-way cleanouts installed per Cherry Creek specifications. Two detention ponds were designed and built in collaboration with the civil engineer, with field-fit modifications made on site to retain the homeowner's preferred trees and vegetation. All storm runoff from the cabana, pool deck, and downspouts was piped to the ponds, and a settlement pond was constructed per urban drainage requirements. Roughly 160 dump truck loads of exported material were redistributed to other active CJB's projects and a local golf course renovation — keeping disposal efficient and cost-effective.

Results:

Every system passed inspection. The sports court sub-grade met geo-technical specifications, drainage performed as engineered, and the finished site reflected the homeowner's vision — trees included.
